What we self-perform

What we do on commercial jobs

01

Design-build mechanical

Send us a performance spec or even a rough sketch. We do the load calcs, pick the equipment, lay it out and install it, so one company is responsible for the whole system.

02

Rooftop units & equipment replacement

Rooftop unit replacements, curb adapters and crane lifts. We can phase the work so the space below stays open, and we’ll tell you early about anything with a long lead time.

03

Hydronic & chilled water piping

Chilled water, heating water and condenser water piping, plus pumps, coils, air separators, expansion tanks and balancing.

04

Ductwork & sheet metal

Duct fabrication and installation to SMACNA standards: trunk and branch layout, transitions, fire and smoke dampers, and hangers.

05

Building automation & controls

Sequences of operation set up around how the building is used. We check every point and set up screens your facility team can read.

06

Preventive maintenance contracts

Scheduled filter, belt, coil and refrigerant service, with written notes after every visit.

07

Retrofits & tenant fit-outs

Splitting or combining zones, adding capacity for a new tenant, and reworking distribution in buildings that stay open during the work.

How a job runs

How a bid job runs

This is roughly the order things happen once we’re on a project, from the bid through closeout.

  1. 01

    Bid

We do the takeoff, send our questions early, and price the drawings you sent us.

  2. 02

    Submittals

Product data and shop drawings go out within ten business days of award, so long-lead equipment gets ordered in time.

  3. 03

    Coordination

We work out sleeves and hangers with the other trades before anything goes in.

  4. 04

    Permits & inspection

We pull the mechanical permits and have someone on site when the inspector comes.

  5. 05

    Startup & closeout

We help with commissioning and hand over the balance report, O&M manuals, as-builts and owner training.

  6. 06

    Warranty

A written labor warranty on top of the manufacturer’s, and a person to call if something comes up.

Have drawings to price?

Send us the mechanical sheets and the bid date. If the set is big, a plan room link works better than an attachment. There’s a spot for it on the estimate form.
